  • Is it possible to get expert advice, plans prepared & a permit issued all from one provider?
Absolutely! We offer a complete package to simplify the permit process for you. If you prefer, we can create the plans while you handle the permit yourself. Alternatively, our most popular service includes both plan preparation and permit application through our trusted Building Surveyors.
  • How long does a building permit take to get approved Victoria?
The building permit approval process usually takes 3 to 4 weeks. This includes time for drafting your plans, reviewing them with you for any minor adjustments, submitting the application, and having it thoroughly assessed by the building surveyor.
  • Do I need a Building Permit?
Verandahs – A verandah has a roof for protection from the elements. All verandahs require a building permit, with no exemptions. Pergolas – A pergola is an open-frame structure without a roof, though it may have timber battens or shade cloth. If it is under 20 sq.m, below 3.6m high, and not positioned in front of your home’s front wall, it is likely exempt from a permit. Decks – A building permit is required for decks unless they are built directly over an existing concrete slab. If the deck includes footings with stumps in the ground, a permit is necessary. Above-Ground Spas & Pools – While relocatable spas and pools do not need a permit, the safety barriers surrounding them must have one. Inground & Semi-Inground Pools – These always require a building permit.
  • Do I need a permit for a verandah in Victoria?
Yes, a building permit is required for verandahs in Victoria, as no exemptions apply. A verandah is a roofed structure that can be attached to a house or stand alone, like a cabana.
  • Can I draw my own plans for the permit?
While some building surveyors may accept a Site Plan from a homeowner, most require all plans to be prepared by a Registered Practitioner, such as a draftsperson or architect. Floor plans (layouts) and elevations must be professionally done. We’re here to create accurate plans for you.
